Average Sales Price (Homes) for 2nd Qtr. 2011: $235,300
This is up 6.0% from the 2nd Qtr. 2010.
Average Sales Price for 2010: $226,135
Average Sales Price for Year to Date 2011: $223,843
This is nearly even with 2010.
Unit sales are up 3.9% over 2010.
Condos
Average Sales Price (Condos) for 2nd Qtr. 2011: $172,000
This is up 4.7% from the 2nd Qtr. 2010.
Average Sales Price for 2010: $153,044
Average Sales Price for Year to Date 2011: $162,932
This is up 6.0% from 2010.
Unit sales are up 12% over 2010.
Notes:
Homes: Still stable, still appreciating.
Condos: Now is the time to buy if you want choice in the beach condo market. You will probably pay a little bit more this year for a beach condo than if you wait until next summer, but when the market turns you won't have nearly as much to choose from. If you are looking for a true 2nd home, a luxury condo, or a vacation home that you plan to keep for a number of years, then this is the time to get everything you ever wanted. If it exists, it's probably on the market right now.
