This is up 9.1% from the same month 2010.
Average Sales Price for 2010: $226,504
Average Sales Price for first quarter 2011: $220,043
This is up 3.4% over first quarter 2010.
Unit sales are on par with first quarter 2010.
Condos
Average Sales Price (Condos) for Mar. 2011: $163,149
This is up 22% from the same month 2010.
Average Sales Price for 2010: $153,211
Average Sales Price for first quarter 2011: $157,312
This is up 3.5% from first quarter 2011.
Unit sales are up 36% over first quarter 2010.
Notes:
Homes: We actually expected sales to soften a bit when compared with last year's mad spring rush fueled by the tax credit, but surprisingly sales show improvement. Another sign of a strengthening economy.
Condos: Condos unit sales remain strong over last year. Price is appreciating despite soft sales in the units priced over $200,000. Why? So many condos were sold below that mark last year there aren't as many available for sale this year. The bargains at the higher price points are starting to come into the mix now and raising the overall price.
