Average Sales Price (Homes) for Jan. 2011: $221,042

This is up 15.4% from the same month 2010.

Average Sales Price for 2010: $226,326

Average Sales Price for 2011 YTD: $221,042

This is up 1.0% over 2009.

Unit sales are up 12.6% over same month 2010.

Condos

Average Sales Price (Condos) for Jan. 2011: $160,408

This is up 21% from the same month 2010.

Average Sales Price for 2010: $153,211

Average Sales Price for 2011 YTD: $160,408

This is down 18.4% from 2009.

Unit sales are up 51.1% over same month 2010.

Notes:

Homes: Still appreciating and unit sales for January 2011 are so much stronger than they were for the same month last year. The economy is getting better.

Condos: Still down price wise, but the bargain hunters are out: unit sales are up 51% over last January.

One thing I wasn't clear on: condo prices overall will appreciate because of bargain hunting in higher price ranges ($250,000s-$350000s, where the buyers have a 2:1 advantage, compared to the below $140,000s that saw 70-80% of the sales last year). But because the bargain buyers are moving into the $200s-$350sK, they will negotiate better deals, and drive prices for individual units in the segment down.
