Average Sales Price (Homes) for Dec. 2010: $216,646

This is up 7.2% from the same month 2009.

Average Sales Price for 2010: $226,326

This is up 3.0% over 2009.

Unit sales are up 6.6% over last year.

Condos

Average Sales Price (Condos) for Dec. 2010: $148,223

This is up 1% from the same month 2009.

Average Sales Price for 2010: $153,407

This is down 22% from 2009.

Unit sales are up 29.5% over last year.

Notes:

OOPS! Just rechecked my numbers and...70% of all condo sales are under $140,000 (not 86% as I report in the video), and 29% of all condo sales are between $140,000 and $500,000 (not 13% as I report in the video). There is still a buyers market in the mid range and upper end condos, inventory is running 2:1 in the buyers favor above $140,000 and 9:1 in the buyers favor above $500,000...those are the places to find the deals!

Homes: The residential home market has recovered, and is appreciating at a steady 3%.

Condos: The best buys will be in the $200s to $300s due to inventory levels (watch video to find out why).
